Description

ABOUT THE POSITION

The Property Manager is responsible for the effective maintenance, safety, and functionality of all Urban Dove Team Charter Schools facilities. This role ensures that each building is well-maintained, compliant with local regulations, and provides a safe and supportive environment for students, staff, and visitors. The Property Manager works closely with school-based operations teams, custodial staff, vendors, and leadership to address day-to-day needs as well as long-term capital improvements.

ABOUT THE ORGANIZATION:
The Central Office is the non-profit entity that manages the Urban Dove Charter Schools. The CMO provides a wide range of services–including back office functions, accounting, hiring, professional development, data analysis, public relations, advocacy, and more. The CMO is also responsible for providing support structures for the schools and ensuring proper replication of the model as the organization expands.

CORE RESPONSIBILITIES

Facilities Management

  • Oversee daily operations and upkeep of multiple school buildings, including custodial, maintenance, and repair services.
  • Respond to facility issues in a timely manner, prioritizing health, safety, and security.
  • Conduct regular site inspections to identify maintenance needs and ensure high standards of cleanliness and functionality.
  • Manage preventive maintenance schedules and coordinate repairs for HVAC, electrical, plumbing, and other building systems.
  • Coordinate with school operations staff to ensure classrooms, offices, and common spaces are set up for optimal use.

Vendor and Contract Oversight

  • Manage relationships with custodial, security, maintenance, and other facilities-related vendors.
  • Oversee service contracts, ensuring compliance with scope of work, quality standards, and budget.
  • Solicit bids and negotiate contracts for repairs, upgrades, and capital projects.

Compliance and Safety

  • Ensure all facilities comply with city and state codes, including fire safety, building inspections, and health regulations.
  • Maintain accurate records of inspections, permits, and compliance documents.
  • Coordinate and support emergency preparedness procedures, including fire drills and evacuation planning

Budget and Resource Management

  • Monitor facilities budgets, ensuring efficient use of resources and cost-effective decision-making.
  • Track expenditures, approve invoices, and forecast needs for building upkeep and capital improvements.
  • Provide input on long-term facilities planning and major capital projects.

Team Leadership and Collaboration

  • Supervise custodial and maintenance staff, providing training, support, and performance feedback.
  • Collaborate with school leaders and operations directors to ensure facility needs align with school priorities.
  • Serve as the primary point of contact for staff regarding facilities issues.
Requirements
  • Bachelor’s degree in facilities management, business administration, or related field preferred; equivalent experience considered.
  • Minimum of 3–5 years of facilities, property, or operations management experience, preferably in a school, nonprofit, or multi-site setting.
  • Strong knowledge of building systems (HVAC, plumbing, electrical), custodial practices, and workplace safety regulations.
  • Experience managing vendors, service contracts, and capital projects.
  • Excellent organizational skills with the ability to manage multiple priorities across different locations.
  • Strong communication and interpersonal skills, with a customer service orientation.
  • Ability to work flexible hours as needed to respond to urgent facilities issues.

Salary Description
$75,000.00 - $85,000.00 Annually
